The restaurateurs behind the Manhattan establishments Mezcali and the Malt House have signed a lease for a new food concept in the Financial District. Eoin Foyle and Darren Shore finalized a 20-year agreement for a 4,744-square-foot space at 2 Gold Street, where they will launch Solerum, a Hawaiian-Caribbean-Asian fusion restaurant, according to the landlord, TF Cornerstone.

New Fusion Concept Coming to Lower Manhattan

The location is part of the retail component within the 53-story building at 2 Gold Street. This property underwent a major renovation in 2011, converting the offices into 418 residential units, which has helped transform the Financial District into a neighborhood where people live as well as work. The new restaurant will sit between Maiden Lane and Platt Street, across from the existing Mezcali location at 83 Maiden Lane.

The asking rent for the space was not immediately disclosed by TF Cornerstone. However, commercial real estate firm CBRE reported that the average retail asking rent for spaces along the Broadway corridor from Battery Park to Chambers Street was $224 per square foot in the second quarter of 2026. The building itself sits just three blocks from the Malt House at 9 Maiden Lane, and the group also operates a second Malt House location at 206 Thompson Street in Greenwich Village.

Expansion Plans for the Group

Steve Gonzalez, vice president of retail leasing at TF Cornerstone, highlighted the neighborhood’s growth in a statement. “As the Financial District continues to evolve into one of New York City’s most dynamic mixed-use neighborhoods, we’re committed to curating a retail experience that enhances the everyday lives of our residents, while serving the broader community,” Gonzalez said.

Gonzalez added that Solerum’s distinctive concept and hospitality-driven dining experience make it an excellent addition to the area. The lease terms reflect a long-term commitment to the location, with Foyle noting that the opening represents continued investment in the city. “The opening of Solerum at 2 Gold Street represents our continued investment in New York City and the Financial District, a neighborhood that has played an important role in the growth of our restaurant business,” Foyle said in a statement.

Manu Wendum and John DiGangi of Retail by MONA negotiated on behalf of the tenant, while Steven Baker, Daniyel Cohen, and Tom Galo of RTL Partners represented TF Cornerstone in the deal. The team behind the project is betting that the influx of residents and workers in the area will support a restaurant that blends culinary traditions from the Pacific and the Caribbean with Asian flavors, offering a dining option distinct from the group’s current portfolio.
